The complex is located in one of the best strategic locations in eastern Serbia, at a distance of only 8km from the flow of the Dunav river. The region of eastern Serbia possesses the largest untapped logistical potential in the country. The complex lies on the Dunav highway itself and represents a serious logistical hub for a wide range of industrial activities.
The total area of the plot is 14010m² and it possesses a package of complete project documentation - usage permits including ADR. The total area of the warehouse in the complex is 3502m². The warehouse is fully air-conditioned, with heating and cooling in the main warehouse in 2 climate zones. It also has separate rooms for workers (changing rooms, restaurant), its own A-limit well with 10T buffer tanks, 4 loading ramps, an ADR environment for an LPG station, and a water purification system.
There is a possibility of infrastructure expansion from 3502m² to 4844m².
The potential purpose of this facility is very wide. The complex can accommodate almost all types of linear production up to 100m long. The complex in Braničevo is ideal for production types such as biscuits, clothing, wood processing, etc. Due to the 100% air-conditioned enclosed space, it can smoothly support manufacturing production.
The complex in Braničevo is one of the largest of its type and lies near the flow of the Pek river, and as such, has a positive impact on its environment in social and ecological aspects. The municipality of Golubac, to which Braničevo belongs, has a high unemployment rate, which is reflected throughout the entire region of eastern Serbia. When the previous production stopped, the complex employed 300 industrial personnel. At this moment, Braničevo is home to a large workforce which could find new engagement with additional training in the newly-purposed complex. For environmental preservation, the complex relies on its wastewater treatment plant “Jaroslav Černi” with a capacity of 100m³ per 24h. For heating the complex, LPG is used as an energy source, which is economical and has the additional benefit of low contaminant content released during combustion. For lighting purposes, the complex relies on LED lighting which is economical and has the lowest rate of waste heat. The facility has been improved by installing solar panels, which significantly reduced electricity costs.
