The financial model includes a guaranteed 10% annual return mechanism for unit buyers, enhancing product liquidity and broadening the target audience of investors at an early stage. The second scenario is long-term operation of the resort after launch, when the project becomes an operating business with recurring revenue from accommodation, wellness programs, and service infrastructure, plus the potential for asset appreciation as the brand strengthens and occupancy grows. According to the financial model's calculations, the total project return in the base scenario exceeds 80%.

An alternative transaction format is also available for an investor interested solely in the hotel complex with apartments. It is possible to acquire not the entire plot, but a segregated portion of 22,874 m² for a price of €3.12 million. The project's financial model is structured by zones and allows this parcel to be considered as an independent investment lot, with the same monetization logic and comparable economics in both the development scenario and post-launch operation.

The interested investor will be provided with a document package for due diligence and decision-making:
1. Technical-economic feasibility study of the project, including baseline data, assumptions, legal and urban planning status, zone structure, market and financial analysis, and transaction options.
2. Financial model with planned revenues and expenses by quarter, including the development profit and loss account by zones (Hotel, Residence, Village) and the operational financial model of the resort after launch.
3. Land ownership certificate and extract from the Central Register of Legal Entities for the owning company.
4. Contract templates with agents, clients, and partners.
