Sale, land lot, 4700m², Dobrsko Selo, Cetinje

For sale is a rural household in Dobrsko Selo near Lipska pećina.

For sale is the courtyard part as one land plot of 7.5 ares and an associated land plot of 40 ares (meadows) which is located next to the courtyard.

Both land plots are located next to each other. They are separated only by a stone road which extends in the form of stone steps along the entire hamlet.

Like the land plots, the mentioned stone road is also in my ownership in the cadastre 1/1.

The house has a three-story construction in one part.

1st level: basement.

2nd level: floor which is accessed from the side at ground level

3rd level: second floor which is also accessible from ground level, and is approached from a spacious terrace under a grapevine, under which are vaults (three stone arches, visible in the pictures).

The stone house was built by being attached to a rock and is an exceptional architectural feat of its time.

Unfortunately, the house is dilapidated and requires renovation.

In the courtyard of the house there is a guvno, visible in the pictures. A guvno is a paved circular plateau which was used for threshing wheat, but also for gatherings. It is made of hewn stone and it is unique that it is located within the courtyard, as usually only one guvno was built at the village level. This guvno is on the land plot itself, which is bordered by a high stone fence, and is exceptionally valuable in itself.

Below the guvno itself there is a cistern with water; it actually served to supply the house with water.

On the other land plot across from the house, which is 40 ares in size (meadows), there is another cistern, also for water, which is carved into the rock.

This land plot served as a garden in the immediate vicinity of the house and was planted with vineyards which unfortunately did not survive. This land plot is terraced, and from both land plots there is a fantastic view of the entire village and Lipska pećina.

The estate is in the immediate vicinity of Lipske pecine and is attractive for tourism.
