Location: 45 minutes from Tivat airport (32 km) and 50 minutes from Podgorica airport (53 km). The land plot is located in Montenegro, on the Budvanska rivijera, in Rijeka Reževići, on the second line from the sea, near Drobni Pijesak beach. The location is attractive and excellently connected by roads.

The land plot area is 7.157 m².

According to the UTU, construction of six apartment-villas of 454 m² each is permitted, totaling 2.724 m² (GBA – Gross Building Area), as well as one apartment-hotel of 1.360 m² (GBA), with a total permitted 49 apartments.

Possible project realization includes a total sale area of apartments of 3.087 m², terraces with a total area of 313 m², exploitable roofs with an area of 992 m² and individual land plot sections with a total area of 2.685 m². A total of 31 parking spaces are planned. Exploitable roofs and individual land plot sections are not included in the cadastral plan, but can be regulated as a right of preferential use.

Permits and documentation include an approved conceptual design by the chief architect of Montenegro, official UTU and a working project prepared in accordance with the wishes of the land plot owner, in paper and electronic form. Connection to electricity is secured through a contract, which has not yet been paid.
