Description
Complex
THE HOUSE complex includes 5 buildings that have an earthquake-resistant monolithic frame structure using internal brickwork. The facade walls are 300 mm thick and covered with Verona travertine over a total area of 7500 m2. Underneath the travertine is a four-level waterproofing and thermal insulation system designed with “warm ceramic” technology, which also provides soundproofing.
Features
THE HOUSE complex is connected to artesian water, the source of which begins in Old Town and is located underground. This feature is only available in some parts of Kotor town, as most other settlements on the coast, including Kotor Bay, depend on water sources from Shkoder Lake.
All apartments are equipped with fiber optic internet to router, and access to satellite TV with a wide range of channels is provided.
In this location, the power supply is rarely interrupted for repair work. The complex is equipped with its own transformer, as well as the possibility of connecting electric charging stations for electric cars in the underground parking lot.
Materials
Exterior doors and windows are made of high quality materials, namely wood-aluminum construction from VHM. These are double-glazed wooden double-glazed windows with a night ventilation mechanism. The internal doors are supplied by Mi-rai, ensuring a high quality installation. All exterior windows and doors have security shutters that can be operated by remote control.
A Daikin multi-split system and a Toshiba air conditioner are used to cool and heat the apartment. The rooms are equipped with underfloor heating that works independently of each other. The sanitary ware in the apartments is represented by Villeroy & Boch and Noken brands. The tiles in the hallway, kitchen and bathrooms are specially ordered from Spanish Porcelanosa porcelain stoneware, and the floors in the bedroom are made of oak parquet.

Škaljari, Kotor, Crna Gora
Kotor is a coastal town in Montenegro located in the Bay of Kotor. The old town with its stunning city walls is under UNESCO protection as a world cultural heritage site. The first memories of Kotor date back to the 168 years BC called Ascrivium, when it was part of the Roman province of Dalmatia. Today's name Kotor was given in the IX century. The number of inhabitants within the walls of the Old Town is about 1300, while the whole municipality has around 23000 inhabitants. Kotor is surrounded by cliffs of Orijen and Lovćen on one side and a beautiful bay on the other. It is considered one of the most magnificent landscapes on the Mediterranean peninsula and many call it the southernmost fjord in Europe. The architecture of the Old Town is under Venetian influence, considering that it belonged to the Venetian Republic from the beginning of the 15th to the end of the 18th century. If you want to feel the spirit of the Middle Ages, you can still find an apartment or suite within the old walls at reasonable prices. Kotor is also known as a city of merchants and famous sailors, and there are many testimonies of its turbulent history kept in the Kotor Museum. In its medieval surroundings, the city is full of luxury restaurants and romantic cafes, and every year various cultural events, carnivals and festivities are held, so this is an unavoidable destination for tourists. It is connected to all coastal cities of Montenegro by the main road that leads along the bay. Tivat Airport is 15 km away. Real estate in Kotor is diverse: some prefer apartments in the narrow streets of the old town, while others choose luxurious villas on the coast. The fact is that buying real estate in Kotor can be a very good investment for rent.
