Description
Luštica Mill House is a beautifully restored stone house that has retained many historical features inside and out and is located on the western edge of the village. The main facades are oriented towards the south and west, with a view of the front terrace, the extended private grass parking lot and the surrounding countryside.
Outside there are two large and well-equipped terraces for relaxing in the sun or in the shade. They are paved with attractive terracotta and surrounded by traditional stone walls, and this area is illuminated at night with abundant outdoor lighting. The upper terrace has a panoramic view of the greenery.
Traditional wooden shutters enclose six windows on one side, while the front has two large double glass entrances on two levels. Decorative elements surround all stone window frames with fisherman motifs.
Wild flowers, pomegranate trees and fresh herbs grow in the small garden.
The house is entered through a large external wooden gate, and there is an intercom in front of the main door. Behind the driveway is a small road that leads to the village.
The ground floor consists of a kitchen and a dining room, an entrance hall, a bedroom and a separate bathroom, a terrace, a garden and the main entrance to the house.
The kitchen and dining room are large and atmospheric traditional stone surfaces with polished stone floors and wooden beams creating a "tavern" kitchen/dining room. It is always fresh in this part of the house during the warm summer months. The fully equipped kitchen has a solid oak finish and granite countertops.
The house's original stone mill and granite wheel have been carefully restored to create a central kitchen and decorative glass table.
Next to the kitchen is a comfortable double bedroom and bathroom.
All rooms on the ground floor lead directly to a paved outdoor terrace and a garden surrounded by traditional stone walls.
The first floor consists of a large and bright living room with windows and glass exterior doors leading to a spacious terrace partially covered with a traditional roof - with a panoramic view of the surrounding landscape and parts of the village. Through the double doors at one end is a second and smaller studio room.
The windows are equipped with screens that allow you to get the most out of the fresh air that protects against insects.
The upper floor has two large en-suite bedrooms with large comfortable beds, ample storage and tastefully decorated with warm, soft furniture. The bedrooms are finished to a good standard with high ceilings and wooden floors.
The bedroom window offers a view of the surrounding green nature, which consists of typical Mediterranean pine forests and olive groves.
Mill House is located in Marovići, a small village in the heart of the untouched peninsula Luštica Montenegro.

Luštica, Tivat, Crna Gora
Tivat is a coastal Montenegrin town, located in the Bay of Kotor. It is placed in the sunniest part of Boka, which was named Tivat Bay after the city. The first sources about the origin of the city state that a summer house of the Illyrian queen Teuta from the III century BC was located here. In the city, there is a city park with an area of 4 hectares and the largest botanical garden on the southern Adriatic. One of the biggest tourist attractions is the Island of Flowers, the beautiful beach Plavi Horizonti known for its pines and olive trees along the beach that provide protection from the sun to the bathers. Thanks to a large number of sunny days a year, warm sea, and a large number of beaches, Tivat is one of the largest tourist destinations in Montenegro. In Tivat, there is also a nautical resort - Porto Montenegro, which has a luxury marina for yachts. In addition to the marina, it contains luxury apartments, a 5-star hotel, business premises, boutiques with branded goods, modern cafes, and restaurants. Tivat has excellent traffic connections thanks to the airport in close proximity to the city and the main roads leading to all major cities of Montenegro and the neighboring state of Croatia.
