Description
Palazzo Jerovitsa is one of the most important and historical estates in the magnificent Bay of Kotor, under the protection of UNESCO. Located in the quiet hamlet of Jerovica, the Palazzo offers an incredible view of the calm waters of the Bay of Kotor and the majestic limestone mountains beyond. The peace and quiet is disturbed only by the sound of crickets and the chirping of birds in the surrounding forest.
Palazzo Jerovitsa is a set of 5 buildings with a living space of about 800m2 on a plot of land of about 9,000m2. The complex has 10 bedrooms in 3 properties, spacious terraces and gardens, a 12m x 6m swimming pool, a separate sauna and a building for storing garden equipment. Palazzo Jerovitsa is believed to be over 200 years old and was lovingly renovated by the current owners between 2016-2018. It is returning to the market for the first time after almost two decades.
Palazzo Jerovitsa would be ideal as a vacation property for oligarchs or as an exclusive boutique hotel. The Hyatt Regency Hotel is located a short walk down the hill, and the restaurants and shops of the beautiful village of Prčanj are nearby. The old town of Kotor is an 8 km drive away, and the five-star luxury Porto Montenegro can be reached in 25 minutes. The nearest marina is in Prčnje, if you want to moor a yacht.
The current owners love the Palazzo for its stunning tranquility and healthy, fragrant mountain air. The view of the mountain, sea and sky from the terrace is spectacular. You can spend hours sipping local wine and watching yachts and boats glide by the glassy water. Occasionally, a turtle or a colorful butterfly comes along to keep you company. From June to September are mostly semi-arid months, but the rainfall during the rest of the year enables the flourishing of olive trees, figs, other fruit trees and Mediterranean shrubs such as oleander. There are several hundred trees and bushes on the estate.
Palazzo Jerovitsa is entered through an electronically controlled car gate. One approaches the Palazzo on a private paved road and gets the first glimpse of the historic main house and guesthouse. On the side of the house there is enough parking space for several cars, ideal if you want to organize lavish parties for friends and relatives. There is space to create an additional parking space in another place on the property.
Main house
The breathtaking main house was renovated in 2016-2018 to exacting architectural standards. The centerpiece of the Main House is the stunning and huge triple height living room. The living room is entered through double doors, from which there is a beautiful view of the large pool, the Bay of Kotor and the mountains behind it. The living room has an Italian marble floor and a large marble fireplace with a wood stove, ideal for cozy winter nights. Light enters through double doors and through several original windows. A unique architectural feature is the 'hanging' staircase made of wood and steel to the third level of the property. The "reading gallery" looks down on the marble floors of the living room. The current owners are fans of minimalism and sparingly furnished the room with light Italian sofas

Prcanj is a small village 7 km away from Kotor, located between the mountains Orijen and Lovćen. It was founded by Boka warriors and sailors and named Perzano. Due to its location, experts consider it an ideal place for the treatment of the respiratory system, heart, skin and nerves. The main attributes of the place: the intersection of healing air currents, unforgettable beauty, the interaction of sea, wind, algae and Mediterranean vegetation that make it a natural climatic health resort to combat the greatest enemy of today - stress. The healing properties of this place have been noticed in the past by Russian doctors who have found refuge here with their families. Petar Petrović Njegoš was also treated here, and even today there is a villa where he stayed during his recovery. In addition to the coastal houses of the local population, the number of luxury villas, hotels and cottages is growing every year. The sea water in this part of the bay has an ideal temperature and belongs to the I category in terms of purity, which is why Prčanj is considered a real paradise for body and soul.
