Historical stone palace, built in the middle of the 18th century, located in the center of Prčanj settlement, about 5 km from Kotor. The palace was built by the influential and wealthy Florio family and in a later period passed into the possession of Luković family.
According the comprehensive reconstruction plan, the palace retains its existing dimensions and number of floors, together with inherited collection of art and historical items as its integral part.

The ground floor of the palace there will comprise a large kitchen, a winery and a tavern, with walls decorated in preserved historical documents describing the palace and the Florio family.
On the first floor, there are guest rooms and representative lounge, designed in so-called empire (Ampir) style, which is the only preserved original lounge room in the Bay of Kotor.
The first floor is accessed by the monumental stone staircase made of stone from Brac island in Croatia. This floor features a kitchen, dining room and so-called Green salon with the fireplace room and access to the street side balcony with panoramic view of Bay of Kotor and the sea.
The second floor has three master bedrooms and three bathrooms. The attic consists of one bedroom with a bathroom.
The main facade, with a baroque balcony, faces the sea. The entrance to the building is through a portal with stairs made of Korčula stone. A pier with a boat mooring is located in front of the house.
In addition to the palace, the family chapel of Our Lady of Angels was built in the courtyard at the end of the 18th century.
The palace courtyard will feature a summer kitchen with a central fireplace and relaxation area consisting of SPA center and a gym. Large swimming pool is located in the central part of the yard.
Next to the palace there is also a chapel built in 1798, an old water well, garage for 6 vehicles, with relaxation space on its rooftop, with a view of the Bay and the sea.
The palace is located on the first line to the sea, along the local coastal road, about 5 km from the Old Town of Kotor. Historical center of Prcanj settlement, as well as several individual cultural and historical monuments are in the immediate vicinity of the palace.
Authentic brick pier with boat mooring for smaller vessels is in front of the palace.
