A condo hotel combines luxury hotel service with private apartment comfort. Owners hold title to their unit, use it whenever they wish, and when absent the hotel manages rentals to generate additional income. The complex operates 365 days a year.

The condo hotel offers 83 units across 4 floors: studios, one-bedroom, two-bedroom, and three-bedroom apartments. The complex was designed by Archifocus studio (Nikšić) to highest-category hotel standards.

The complex offers a Wellness & SPA centre, indoor semi-Olympic and outdoor heated pool, ice rink, restaurant, gym, children's playroom, adventure park, 300+ seat conference hall, and 24/7 reception.

Savin Kuk ski centre is approximately 5 km from Žabljak centre, with 4.7 km of slopes reaching 2,313 m elevation. Žabljak is the only place in Montenegro with year-round tourism potential, including skiing, hiking, and eco-tourism.

The resort uses Nordic thermo-treated spruce with 25 cm URSA glass wool, Gerard Corona roof profile (70+ year lifespan), Knauf W115 sound insulation, Porcelanosa ceramics, Rehau underfloor heating, and RMS/BMS smart building management systems.
